RICS HomeBuyer Report

This is the most popular type of report because it is a concise economy service for modern and Victorian property.

It includes comment on all visible sections of the property including condition ratings using a traffic light system to flag if :

  • serious/urgent repairs are needed,
  • whether investigations are advised or if,
  • components can be readily cared for under normal maintenance.

Advice is given in respect of the value of the property and the reinstatement cost for insurance purposes is also included.

Please click here to download a pdf version. In general terms, however, an RICS Building Survey is generally recommended for old, larger houses.

The RICS HomeBuyer report is appropriate for most family homes.

For most people, buying their home is their largest single investment and most important purchase. Thus, it is vital to know of any pitfalls or problems likely to arise which could be expensive to remedy.

Often purchasers get a copy of an inspection report carried out for the mortgage company: it is important to remember this is just a valuation for the loan, it is not a survey!


Private Valuation

Providing similar information as a lenders mortgage valuation. This involves an inspection of the home primarily to provide a valuation of the property where a more detailed report is not required. Our reports are prepared in accordance with the RICS Professional Standards. Depending on the size of the property the inspection should take between 30 to 45 minutes. Essential defects affecting value will receive recommendation within the report. From the date of inspection we take 2 to 3 working days to prepare and despatch the report which can also be provided electronically if required. Please see our FAQs here.


Bank / Lender Valuations

When purchasing a property your lender/Bank may require a valuation to be carried out on their behalf, often on forms they require the surveyor to use. This can be carried out at the same time as a more extensive survey, should you feel the lenders mortgage valuation is not detailed enough. We are approved valuers for a number of lenders/Banks.


Pre Sale Report

Working from the basis that knowledge is power, it is often best to understand your own property and it’s possible defects before a sale gets to the position of negotiation on value.

Energy Performance Certificates



EPCs have been introduced to comply with European Directive 2002/91/EC on energy efficiency. The regulations NI are downloadable from the following link:- The Energy Performance of Buildings (Certificates and Inspections) Regulations (Northern Ireland) 2008

An EPC gives details of the energy efficiency of a building with recommendations for improvement. There is no duty to take action to improve the energy rating.

Current Requirements: It is a statutory requirement that all residential property on the market for sale or due to complete after 30 June 2008 have a valid EPC. Our firm provides valid EPCs carried out by Chartered Surveyors. Accuracy of collection of data is imperative to provide a correct assessment of energy performance. Our firm prides itself on excellent customer service and efficiency.

Cost: The average price is £60.00 inc VAT for Residental Property.

Why do I need a survey?

The best way to reach an informed decision on’ such an important investment as a home, is to have a professional survey and valuation of the property which interests you. Before you decide to go ahead and commit yourself legally, you can minimise the risks by asking a qualified surveyor to answer these questions for you

  • Is the agreed price reasonable?
  • Are there drawbacks I don’t know about?
  • If so, what do I need to do about them?

Commissioning your own survey is the simple, economical way to avoid unpleasant and perhaps costly surprises after moving in. In some cases, the surveyor’s report may enable you to renegotiate the price.

I already have a Mortgage Valuation report....

Even if you are seeking a mortgage and may be paying for a Mortgage Valuation report it is still advisable and prudent to arrange a survey by your own surveyor. The Consumers’ Association Which magazine and the Council of Mortgage Lenders both give this advice.

The reason is simple: the Mortgage Valuation report is prepared for the lender not for you, the borrower. It answers only the lender’s questions concerning the appropriate security for your loan. You cannot rely on it to answer the questions, which concern your personal interests.

What is a Home Buyers Report?

The HOMEBUYER Survey & Valuation (usually called ‘The HOMEBUYER Service’) is in a standard format and is designed specifically as an economy service. It therefore differs materially from a Building Survey in two major respects.

It is intended only for particular types of home: houses, flats and bungalows which are:

  • conventional in type and construction
  • apparently in reasonable condition

It focuses on essential: defects and problems which are urgent or significant and thus have an effect on the value of the property. It also includes other valuable information.

The HOMEBUYER, unlike a Building Survey, provides not only a survey but also a valuation as an integral part of the Service.



What else should I know about the Homebuyers service?

This is an economy package. Because of the practical limits on the type of property and on the scope of its coverage, the HOMEBUYER Service is priced midrange more expensive than a Mortgage Valuation, but less than a Building Survey.

The surveyor’s main objective in providing the Service is to assist the prospective homebuyer to:

  • Make a reasoned and informed judgement on whether or not to proceed with the purchase
  • Assess whether or not the property is a reasonable purchase at the agreed price
  • Be clear what decisions and actions should be taken before contracts are exchanged.

The surveyor also gives his or her professional opinion on the particular features of the property, which affect its present value and may affect its future resale.

The concise report covers the building inside and outside, the services and the site. It focuses on the defects and other problems, which in the judgement of the surveyor are urgent or significant, but it also covers:

The general condition and particular features of the property, particular points which should be referred to the client’s legal advisers other relevant considerations concerning, for example, safety, the location, the environment, or perhaps insurance. Matters, which are judged to be not urgent or not significant, are in general not included in the report, but the surveyor will mention matters judged to be both helpful and constructive.

Where the client has a particular concern - perhaps whether the property is suitable for a disabled person the surveyor will keep this in mind during the inspection. Or, a specific addition to the Service perhaps to the standard inspection may be agreed between client and surveyor.

Where necessary, the surveyor may also be able to provide some extra service which is outside the scope of the standard package perhaps providing a schedule of minor defects (for later discussion with a contractor), or arranging for the testing of mains services by suitably qualified specialists.

Where the client should take some action before deciding to proceed with the purchase, this is signalled clearly in the text of the report and included in the summary of action and other key considerations.
